Hancock County Terms of Use

These terms apply when you use Hancock County Property Records. If you continue to use the reference, you agree to follow them; do not use it if you cannot accept these conditions.

1. About This Reference

Hancock County Property Records is a privately operated resource that describes and links to local deeds, assessment data, tax tickets and parcel maps. It stores no government record and is not affiliated with Hancock County, the State of West Virginia, a court or any records office.

2. Permitted Use

Use the reference and anything found through it only in lawful ways. Prohibited uses include:

  • Target, stalk, harass, threaten or harm anyone
  • Carry out deed fraud, identity theft or another fraudulent act
  • Use information for a decision regulated by the FCRA
  • Systematically scrape or republish the site’s material
  • Disrupt the site or bypass its security

3. No Consumer Reports

Hancock County Property Records is not a consumer reporting agency under the Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.). Neither the information on this site nor material returned by a linked search tool is a consumer report. Do not use it to determine eligibility for credit, employment, housing, insurance or another purpose covered by the FCRA.

4. No Title or Survey Opinion

A search of property records does not establish title, set a boundary or provide legal advice. Consult a title company about clear ownership, a licensed surveyor about land lines, and an attorney about legal rights. This reference cannot take their place.

5. External Services

County and state portals and outside providers, including sponsored search services, operate under their own terms. We do not control their content, fees, availability or handling of submitted information.

6. No Warranty

The reference is provided “as is” and “as available.” We make no warranty that a page is complete, accurate or current, or that an outside portal will stay online or return the right result.

7. Liability Limits

To the fullest extent allowed by law, the site operators are not liable for direct, indirect, incidental, consequential or special damages connected with this reference or a linked service. This includes actions or decisions based on records found through those sources.

8. Responsibility for Misuse

You agree to protect and reimburse the site operators from a claim or demand, including reasonable attorney fees, caused by your misuse of the reference or breach of these terms.

9. Site Content

Copyright protects the original writing, design, logo and layout. You may link to a page or quote a brief excerpt with attribution; full-page reposting and systematic copying are not allowed.

10. Revisions

We may revise these terms by publishing an updated copy here. Use of the site after a revision is posted means you accept it.

11. West Virginia Law

West Virginia law governs these terms, without regard to conflict-of-law rules. The West Virginia Freedom of Information Act, W.Va. Code chapter 29B, applies to public-body records requests directed to the custodian; it does not turn this private reference into a government records office.

12. Severability

If a court finds one part of these terms unenforceable, the remaining provisions continue to apply.

13. Contact

Send a question about these terms through the Contact page.
